Strategy
Our initial property strategy
Our starting point is practical housing for young adults, working professionals and new families. We evaluate existing properties and manageable residential projects before committing to larger developments.

Property direction
Where we start, and what comes later
- 1Initial focus
Existing residential buildings
Acquire or partner on suitable buildings, improve their condition and place them under an agreed operating arrangement.
- 2Initial focus
Small residential developments
Develop a demand-led mix of studios, one-bedroom and two-bedroom homes where site conditions and costs support the plan.
- 3Initial focus
Landowner partnerships
Assess land contributions and project funding against a defined development brief and agreed commercial terms.
- 4Later phase
Larger residential assets
Considered in later phases, after project delivery, funding and operating arrangements have been demonstrated.
Working together
How YOFE Properties and YOFE Homes work together
YOFE Properties is intended to lead asset ownership, development decisions and long-term asset oversight. YOFE Homes is intended to manage the resident and guest experience, including managed rentals, furnished medium stays and selected short lets.
YOFE Homes may operate properties owned by YOFE Properties or third parties. Under the proposed lease–remodel–rent model, YOFE Homes may also lease and improve a third-party property directly. The owner, lessee, improvement funder and operator are identified in each project agreement.
A practical offer for residents
The residential direction prioritises comfortable layouts, water provision, safe electrical installations, drainage, security and maintainable finishes. Furnishing and service levels are matched to the intended residents and the full cost of living in the property.
Energy provision
Where suitable, projects may assess YOFE Energy solutions alongside other technically and commercially appropriate options. Any proposed installation depends on building suitability, equipment readiness, lifecycle cost and a funded maintenance arrangement.
